You act like capping how much you can charge for something in the interest of the greater good is restricted solely to rent. If you are against rent control, I assume you're against price gouging in the event of a natural disaster? After all, selling a bottle of water for $20 to people trapped in a flooded area represents an investment to its owner. So if you can cap the amount someone can charge for food and water to people who need it in an emergency, you should be able to cap rent.
We also do this with medication, or do you think that life saving medication should be free to cost $150,000 a pill?

They don’t all. The ones that do probably do for the same reasons non public housing sometimes look trashy- the owner doesn’t care, has a mental or physical disability that makes things very hard for them, maybe drug issues. Personally I think we should kill them. Maybe a warning if they leave things on the lawn once but then murder

I've found people often ignore definitions or pretend their own definition for a word is what really matters.
Absolute cap on investment growth? No I'm not for that. But I'm also not for an absolute cap on rent either, I'm for rent control.
Now that I answered your question, answer mine:

I am against rent control or any type of cap on investment income. Rent control leads to substandard housing and all kinds of shenanigans on both sides…renter and owner. A cap on investment income will lead to stagnated investments. Not a good thing.
Price gouging…of course it is wrong. Any ethical person would find it top be wrong. Most people would consider "price gouging" as tripling the price of food and water after a disaster. I don't think anyone with any sense would go along with this (though some always seem to pop up.)
Now I know where this is going with this…what about pharmaceutical companies charging seemingly outrageous prices. Frankly, I don't know if that is price gouging or not. The is just the way our system is set up to allow for proper recovery of R&D. Right or wrong?? Who really knows. Is it fair? Again, I don't really know.
Price gouging in its simplest terms would mean forcing someone to pay more for something than it is worth. $15 - $20 minimum wage fits this description, as does the end result of most labor negotiations.
