I get the dislike for HOAs (and I would never join a board) but I don't get the pure hatred some seem to have. You see a house and a community you would like to live in, you calculate all the costs to live there and you make a choice. Pretty simple if you ask me. I just recently went thru the whole house hunting routine, saw a great house in a great community but declined to bid due to high HOA fees……monthly cost was too high for me (HOA was almost $400 per month.)

Do whatever you want.

But the property taxes are not dependent on HOA fees. If someone spent more on property taxes than you did on property taxes and HOA fees, they live in a more expensive area anyway. It’s not like you get to pay less property taxes than you would have if you are a part of an HOA. So it really is irrelevant.

I never said that RE taxes and HOA fees were related. They are both out of pocket expenses however and must be taken into consideration. When we were looking for a house, we drew the line at approx $250 in HOA fees if we really liked the area.

My complaint with the guy that pays the $15K in RE taxes is how vehement he was about HOA fees when he easily could have trimmed his RE taxes substantially by buying in another area nearby. To jim, $15K in RE taxes was worth. To me a reasonable HOA fee could be worth it. Why woyuld one side be more right or wrong than the other. That's all I ever said.

Florida has something called a CDD assessment (Community Development District). This is a payback of funding given to the original builder to develop the land. The builder gets to pass the cost along as a CDD to the homebuyer (proportional to property size) and it, essentially, acts as a 2nd RE tax that (get this) is not tax deductible. Without it, many developers would not be willing to shell out the $$$ to develop the project. It eventually goes away after a period of time (usu 25-30 years) but, as you might imagine, has an impoact on home prices. Yiuyr home is worth more without the CDD and your house can increase in value as the CDD nears its expiration date.

I haven't bought a home or RE in over 30 years and what I went thru the last few months was an education to say the least. e.g.……I went thru a substantial purchase and never physically met anyone. I had my RE broker and met some clerk at closing and that was it. Never saw or wrote a check. Everything was on-line, transfers, auto signs etc. It was interesting.

In most scenarios you can make equal, if not more investing in the market and renting a place as you could buying a house.

Again if you got a wife and kids and want to settle down it's a fine investment. But if you're single and are not looking to settle down the stock market is much more suitable to your lifestyle and has a much higher payout.

Especially in a market like right now. Where renting is much cheaper than buying.

Interesting that when I used the word "supper" it was met with wild hilarity as it (supposedly) painted me as old fashioned.

Yet when one of the acceptable regulars uses the phrase "my goodness" (and this has happened more than once) …… no comments on that.

Same with flawed arithmetic from one of our resident "stars." No comments there either. Had one of the few conservatives been unable to do subtraction it would have been proof positive of stupidity.

Gee, I wonder if this is how bias in the media works.

Real Estate, especially if it is your home, is fairly easy to comprehend.


I consider myself a pretty bright guy and I can't figure out the stock market. I also find it boring which may be why I can't figure it out.
